The defects we record on Strathtulloh inspections, stage by stage

Our Strathtulloh reports cover every stage from slab to handover. Read together, they show a pattern rather than a list of random faults. The items repeat, they cluster at certain stages, and the expensive ones are almost always out of sight by the following week. Here is what we see most, in the order the house is built.

Slab

Holes in the vapour barrier left without a patch, pipes through the membrane without a sleeve or tape, the barrier stopping short of the beam base, and pods pushed into beams so they are narrower than the engineering requires.

Frame

Bottom plates hanging more than 10mm past the slab edge, truss loads landing on non-load bearing walls, bracing rods and tie-down straps missing, and a garage wall built in thinner timber than the plans.

Lock-up

Bracing cut by later trades, cracked and slipped roof tiles, torn sarking, unsealed roof penetrations and missing anti-ponding boards.

Waterproofing and fixing

Bath junctions lapped short of 40mm, thin bond breakers at shower hobs, membranes not taken into waste flanges, cavities packed with mortar and upstairs windows without restrictors.

Handover

Exhaust fans and rangehoods venting into the roof space, cut sarking, displaced batts, flashing junctions left open, weep holes too close to paving and leaking gutter joints, alongside the usual paint and grout items.

FAQ

The defects we record on Strathtulloh inspections, stage by stage: common questions

Are these defects unusual?

No. They are common across volume building. What matters is catching them on the day.

Which stage has the most serious items?

Frame and slab, because they are structural and permanently hidden afterwards.

Are handover items mostly cosmetic?

Many are, but roof space ducting, sarking and flashings are not, and they are easy to miss without going into the roof.

Do all builders make these mistakes?

We see them across many builders. A good supervisor catches some; an independent inspection catches the rest.

Is there an example report I can look at?

Ask when you call and we can talk you through what a report looks like.
