How Strathtulloh is growing: the Toolern plan, the station and the estates
Strathtulloh was gazetted as a suburb in February 2017 and took effect in August that year, one of eleven new localities proposed by the City of Melton. Before that it was part of Melton South. At the 2021 Census it had 3,997 residents with a median age of 29, and almost every dwelling was a separate house. Growth since then has been driven by the estates laid out under the Toolern precinct structure plan.
The Toolern plan
The Toolern precinct structure plan sets out where homes, roads, schools and open space go across the growth area that includes Strathtulloh and Cobblebank. It was first approved in 2010 and has been amended several times, most recently through a refresh in May 2026.
Atherstone
Atherstone is the largest estate, spanning Strathtulloh and Cobblebank. It was developed by Lendlease and is now owned and managed by Stockland. Most of our new build work in the suburb is on its lots.
Cobblebank station
Cobblebank station on the Ballarat line opened in December 2019, beside the estates. Easy rail access is one reason buyers and investors look here.
The older Strathtulloh
South of the estates, part of the suburb is low density rural residential land in a green wedge setting, with homes on large lots and a heritage listed property named Strathtulloh on Greigs Road.
What growth means for building quality
A busy corridor keeps trades in demand and schedules tight. That is when stage inspections earn their keep, because crews move to the next site before anyone checks the last one.
